DAY-TO-DAY LIVING

      Where do I park? 
There is only one assigned parking space per townhouse, designated by painted numbers on the curb at each assigned space.  All other unmarked spaces are on a first-come-first-serve basis.  Since there are only 589 parking spaces* for all 284 town homes, residents are encouraged to use no more than two total spaces for all their vehicles, so that parking shortages can be avoided. 

*If you do the math, 589 is enough for each unit to have two spaces, with only 31 spaces left over.  These 31 spaces are distributed throughout the entire community, and since it doesn't take long for these spaces to fill up, the potential for a shortage exists, and people coming home from a long day at work may be forced to park a long distance from their house.  Please be considerate of your neighbors, and park your extra vehicles on the nearest road, such as Ridge View Drive or the Cannon Lane circle.

What about snow plowing?                
Snow in Loft Ridge is removed by a company contracted to plow when when snow accumulation reaches 2-3 inches (sand and salt are also applied when conditions warrant.)  Homeowners are responsible for shoveling the snow in their parking spaces, the sidewalk area in front of their property, and an entry path to their front door.  This is not only as a courtesy to fellow residents, but is required in the Loft Ridge governing documents and by Fairfax County law!

 

Can I make changes to my exterior?
Homeowners should obtain approval prior to making any exterior modifications.  A downloadable Request for Change Approval Form is available here.  This form should be filled out and sent to management; the ACC or Board will review the proposed change and a response will be sent to the homeowner within 30 days.  Unapproved exterior changes can be subject to a violations assessment, so it's a good idea to make certain your exterior changes are approved before work begins!

 

Can I have a Yard Sale?   

Yes, but there are specific guidelines that every Loft Ridge homeowner must follow for having a yard sale, including having your neighbors join the event, getting Board approval, designating a person in charge of the event, and holding them in the designated common area.  Click here for more information on yard sales. 

 

 

 

   What is the policy regarding pets?

We all love our pets, but we need to be sure that we adhere to Fairfax County guidelines for dogs, cats and other domesticated animals.  Dogs within Loft Ridge must always be leashed when outside, walked in common areas (never near other homeowner's yards), and never left chained, caged or in any way that threatens their safety or welfare. Owners are responsible for cleaning up after their pets

 

Important Notice (October 2006):  Due to the recent appearance of coyotes in our community, homeowners should not let their cats or dogs run or roam freely, since they could easily wander into a coyote's territory and become their prey.  Please keep your pets indoors and walk your dogs on a leash whenever you take them outside!

    

 

What about wildlife?  Is any of our local wildlife dangerous?

What are the policies and guidelines for trash? 

Believe it or not, there are very specific guidelines for trash set forth by Fairfax County (trash that does not follow these guidelines will not be picked up!!)

What am I responsible for? 

It is the responsibility of every homeowner to maintain their exterior property by following the guidelines set forth in the Loft Ridge Community Handbook and governing documents.  This includes maintaining yards, landscaping, decks, patios, porches, walkways, siding, trim, roofing and chimneys.  Contact the ACC Committee or Board if you have any questions on exterior maintenance changes.

 

It is also the responsibility of every homeowner to learn the rules set forth in the Loft Ridge governing documents and do your best to abide by them.  Please consult the LRHOA rules page for copies of the Loft Ridge governing documents.
